How long does my landlord have to return my bond in Western Australia?

Once the Bond Administrator has the correct signed disposal form, an agreed refund is usually paid within about 7–10 business days. The other party gets 14 days to respond to a claim.

Want Compass to draft your disposal request and organise court-ready evidence, citing the right WA sections?

In WA your bond is held by the Bond Administrator (part of Consumer Protection), not your agent — it had to be lodged within 14 days of you paying it. To release it, a disposal of bond form is submitted; the other party is notified and has 14 days to agree or dispute. If you both agree, the refund is processed. One thing that's different in WA: if you can't agree, disputes go to the Magistrates Court of WA, not a tribunal — so getting your evidence right early matters even more.

What you can do right now

  1. Submit the bond disposal form and push for agreement quickly.
  2. Gather your property condition report and dated photos now - court is more formal than a tribunal.
  3. Fair wear and tear isn't deductible; don't agree to cleaning or "damage" claims that are really just normal use.
