How long does my landlord have to return my bond in South Australia?
If your claim isn't disputed, CBS usually processes the refund within about 5 working days. And if your landlord doesn't respond to your claim within 14 days, you're paid the amount you claimed.
Want Compass to draft your bond claim and a firm-but-calm reply to any deduction, citing the right SA sections?
In SA your bond is held by Consumer and Business Services (CBS) through Residential Bonds Online — your landlord had to lodge it within 2 weeks of receiving it. Either party can lodge a refund request once everyone agrees on the amount. If you submit a claim and the managing party doesn't respond within 14 days, you get paid. If they disagree, both sides can make counter-offers (each with a 10-day window) before the matter is referred to SACAT for a decision.
What you can do right now
- Lodge your refund request through Residential Bonds Online yourself.
- Keep your entry condition report and photos — they settle most disputes.
- Don't accept deductions for fair wear and tear; that's not claimable.
